Sold "As Is"

In order to fully appreciate the journey from the house I bought to the house I create, it is important to know a bit about the property. The previous owners did not make a payment on the house for 2 years. Don't ask me how that can happen, I've wondered the same myself. As a result much of the property is distressed. The front yard is overgrown with intended plants and weeds. The back yard is just as bad, but with the tell tale signs of dogs. The inside of the house is better, but still in need of love in many places. So let me take you on a tour.

We start with the front facade. There is a lot of green! A lot of plant life - including a whole lot of succulents. The ivy on the side looks good, but it is not good for the house. And with the green siding, it has to go. The near term plan here is to trim everything back and see how it should look.


Enter through the original front door to see the family room, into the small dining area, and the kitchen. In here the family room the TV will be to your left across from the fireplace. The couch will be set up where theirs, most likely with two chairs across from it. As far as renovations, the work will be minimal in the family room. The paint was not well done and I would like a less dreary color. One of the sconces does not function and both of them are pull string only. I intend to run control from them to the light switch as well as for the ceiling fan. Most likely I will also run power for the lights and fan to a new light switch bank on the wall coming from the bedrooms.


The dining room is more of a breakfast nook size area. There is enough room for a small table in this space, but the intention would be to have nice large table out back on the patio for eating al fresco. The chandelier is original, but not in good shape because the sellers removed it before departing. Across from the dining room is the small hallway bookshelf that leads to both bedrooms. The plan in this room is to get a small table with a bench on one side under the low window and two chairs on the other side.


The kitchen has a nice granite counter-top that is a mix of greens and greys. The cabinets are varying types of wood finish. There are three different cabinet types and some of them are primed to be painted. Many of them do not function properly. The backsplash is an off-white with a hint of red and the floors are terra cota and do not really go with the room. The range, microwive, and dishwasher are stainless steel and relatively new. The refrigerator did not convey with the property. The plan in this room is to rip out the cabinets and install new white cabinets, but keep the existing counter-top. Then tear out the tile and install new porcelain grey type tiles.




Across from the dining room is the hall to the bathroom and then the two bedrooms, plus a small bookshelf. The bathroom is slightly outdated with blue tile in the tub and small white tiles with blue flower pattern on the floor. There is a vanity sink and a smaller than normal toilet. The plan for this room is to install a full sink and potentially rip out the tile to install new. Most likely the mirror will change with the vanity.


To the left is the bedroom, which is my bedroom. There is a small closet and an old light fixture. The main problems with this room are the space and layout with a large window by the front wall and that the crown molding is horribly done and needs to be refinished. The plan for this room is to paint all the trim bright white and paint the room a blue/grey. Also, I will tear down and reinstall the crown moulding.


The other direction from the hall is another bedroom that will be my office and a spare bedroom. It has a similar size closet and less mirrors, but is slightly smaller than the other room. This back room has a window out to the patio. The plan in this room is to paint the trim which and paint the walls a color TBD.


The back porch is one of my favorite parts of the property. It has nice finished floors and plenty of space for a bbq. The patio transitions to a back yard where there is room for a dog. To get to the patio you must exit the kitchen in the back on the left in order to go do stairs from a small deck. The paln in the back yard is to keep the tile, install a nice large table with chairs, put down new sod and tear out the gate connecting the front to the back. This will be in conjunction with changing the fence around the perimeter.




The garage is a large one car garage. There is plenty of space in the rafters for storage. There is also room on one side of the garage for a sink, washer, dryer, etc. The floor is a nice sealed concrete. The plan here is to install appliances and install hanging setup for boxes and then also add hooks for hanging bikes.


The side yard has the driveway and planters boxes. The sellers took out the 2 x 8's around the planters before I moved in. There is also a lime tree on the other side of the larger tree.
